Residence Halls are one of a college's greatest assets.
They are revenue producers for the institution while they provide essential
housing for students during the academic year and for summer session
or special conference participants during the summer. Taking a dormitory
off-line for any significant period of time is therefore not desirable.
Accordingly, Williams College chose the Construction
Management delivery system and selected MLB to manage the ambitious
renovation of its aging Greylock Quadrangle Dorm Complex, two buildings
each during successive summers. Initial preparations for complete sprinkler
system installations were undertaken during the Spring Break, long
lead items were ordered in advance and mobilization was accomplished
ahead of time so that work could begin the very day students moved
out. Showers and bathrooms were completely gutted and rebuilt; lounges,
kitchens, social spaces and hallways were totally redone; student rooms
were refitted with new carpet, paint, light fixtures, refinished doors
and locks, and important code issues were addressed in stairways, entrances
and exits. Substantial infrastructure upgrades were also made to accommodate
mechanical and electrical improvements.
Early planning, scheduling, budgeting, value
engineering and teamwork among all parties involved spelled success
for this challenging undertaking.
